What affects the cost of an interior strip-out in Spain?

Two apartments of the same size can produce very different strip-out quotes. The difference is almost never the square metres; it is what sits behind the tiles, how the rubble gets out and what the building allows.

In short

The cost of an interior strip-out in Spain depends mainly on the scope of what is removed, how hard the materials are to break, how the rubble leaves the building, how much protection the common areas need and whether anything hazardous turns up. Size matters less than most owners expect. For a rounded estimate based on these factors, use the calculator on presupuestodemolicion.eu.

Why is there no single price per square metre?

An interior strip-out has no meaningful universal rate per square metre because the floor area says very little about the labour involved. A 90 m² flat with plasterboard partitions and a floating floor is a different job from a 90 m² flat with double brick walls, tiles laid on a thick mortar bed and a terrazzo floor underneath.

What a contractor actually prices is hours of skilled work, the tools that suit the building, the number of trips needed to carry rubble out, the containers or bags, the fees at the authorised waste facility and the time spent protecting the parts of the property that stay. Each of these changes from one property to the next, which is why we describe the factors here and leave the figures to the demolition cost calculator, which turns them into a rounded band.

What does the scope of work include?

Scope is the first and biggest variable: the more layers you remove, the more labour and waste there is. Owners often say "a full strip-out" and mean very different things, so it helps to break the job into items:

  • Kitchen and bathrooms: units, sanitary ware, wall tiles, the screed under floor tiles and old pipework. See our kitchen and bathroom strip-out service.
  • Partitions: brick or plasterboard walls being removed to open up the layout, priced very differently from structural work. Our wall removal page explains the distinction.
  • Floors and ceilings: lifting tiles, parquet or terrazzo, and taking down false ceilings of plaster or plasterboard, covered under floors and ceilings removal.
  • Fixtures: built-in wardrobes, doors and frames, radiators, air-conditioning units and old electrical runs.

A clear written scope, room by room, is what makes two quotes comparable. Anything left vague at this stage tends to come back later as an extra.

How do materials and construction change the effort?

Hard, thick or well-bonded materials take longer to break and produce heavier waste. In the provincia de Málaga we regularly find floors laid twice over, with new tiles placed directly on the old ones, which doubles the material to lift. Bathrooms from earlier decades often have tiles set on a sand-and-cement bed several centimetres deep.

Brick partitions vary as well: a single skin of hollow brick comes down quickly, while solid brick or walls that hide pipes and cables need more care. Concrete elements such as a kitchen worktop base, a raised shower tray or an old fireplace add weight and time. The more we know about the construction before quoting, through photos or a visit, the narrower the quote can be.

Why do access and floor level matter so much?

Access often changes the cost more than the demolition itself, because every bag of rubble has to travel from the room to a container or vehicle. A ground-floor villa with a drive is the easy case. A fourth-floor apartment without a goods lift, in a narrow street where a skip cannot stand, means bags carried down by hand, more trips and more people.

Other access questions that affect the price:

  • Can a container be placed on the street, and does that need a municipal permit for occupying the public road?
  • Does the community allow the lift to be used for rubble, and only with protection or at set hours?
  • Is there parking for a van near the entrance?
  • Are there time windows imposed by the building or by the municipal noise ordinance?

Our guide on getting rubble out of an apartment without a lift covers the practical options in detail.

How do waste sorting and disposal affect the quote?

Rubble is not simply thrown away. Since 1 July 2022, Ley 7/2022 requires non-hazardous construction and demolition waste to be sorted at least into wood, mineral fractions, metals, glass, plastic and plaster, and selective demolition has been mandatory since 1 January 2024. That sorting takes time on site, and each fraction goes to an authorised facility, which charges its own fees.

Mixed waste usually costs more to deliver than clean fractions, so careful sorting is not just a legal point; it affects the bill. We sort materials as we go and the client receives the delivery receipts from the authorised facility. In addition, the ayuntamiento can require a waste deposit or guarantee for construction and demolition waste, returned once delivery to an authorised manager is proven; the amount depends on the municipal ordinance.

What hidden items can change the cost after work starts?

Some factors only become visible once the first layer is off, which is why a good quote names them in advance instead of pretending they cannot happen:

  • Asbestos-cement material: old flues, water tanks, pipes or panels. If it appears, work on that element stops and the removal is carried out by a RERA-registered company working as our subcontractor, under its own approved work plan. See the guide on hidden asbestos in interior renovations.
  • Structural surprises: a wall that turns out to carry load, or a beam bearing on a partition. Work stops until your técnico decides.
  • Services: live cables or pipes that were not on any plan and need an electrician or plumber before demolition continues.
  • Damaged substrates: rotten timber or crumbling screed that has to come out further than planned.

What other costs sit around the strip-out itself?

Owners comparing quotes should also check what is outside the strip-out price. The technical documentation, where the job needs it, is drafted and signed by a técnico competente you appoint, and their fees are separate. Municipal fees for the declaración responsable or licence, and for a container on the street, are paid to the ayuntamiento.

VAT is another line to read carefully: demolition work is generally taxed at the standard 21 % IVA, while certain renovation or repair works on private homes may qualify for 10 % if the conditions of the Ley del IVA are met. Each quote should state the rate applied. Frequently asked questions

Can you give me a price per square metre for a strip-out?

Not a meaningful one. Floor area says little about the materials, access and waste involved, so we price from photos or a visit and you can get a rounded band from the calculator.

What information helps you quote accurately?

Photos of every room, approximate sizes, the floor level, whether there is a lift, the address or municipio and what exactly should be removed. A short video walking through the property is even better.

Does a higher floor always cost more?

Usually, if there is no goods lift or the community does not allow its use for rubble, because every bag is carried down. With a usable lift and space for a container, floor level matters much less.

Is waste disposal included in your quote?

We state it explicitly: loading, transport and delivery of sorted waste to an authorised facility, with the delivery receipts passed on to you. Municipal deposits are listed separately.

Why does sorting the rubble change the cost?

Sorting takes time on site, but clean fractions are generally cheaper to deliver than mixed waste. The law has required sorting into the main fractions since July 2022, so it is part of every job.

What happens to the price if asbestos is found?

Work on that element stops. The removal is quoted and carried out separately by a RERA-registered subcontractor, and we coordinate the rest of the strip-out around it.

Are the architect's fees part of your price?

No. We are a contractor: the técnico you appoint drafts and signs any documentation the job needs and invoices you directly.

Which VAT rate applies to a strip-out?

Demolition is generally taxed at 21 % IVA; some renovation works on private homes can qualify for 10 % if the Ley del IVA conditions are met. The quote states the rate.

Can I reduce the cost by keeping some elements?

Yes. Keeping a sound floor, a bathroom that works or doors in good condition reduces labour and waste. We can quote options so you see what each choice involves.

Do I need to be in Spain to get a quote?

No. You can send photos and plans by WhatsApp or e-mail, write to us in English, and arrange a visit with a keyholder or neighbour if one is needed.
