In short
We carry out interior demolition in Nerja: kitchen and bathroom strip-outs, partition and ceiling removal and full strip-outs of apartments, houses and commercial units, with the sorted rubble taken to an authorised facility. Nerja sits between the sea and the Sierra de Almijara, so access to hillside properties is part of every plan. Owners abroad can follow the whole job in English.
Where in Nerja we work and what changes with the terrain
Nerja is the easternmost municipality of La Axarquía and has more than 14 km of coastline. Most of its land is taken up by the Sierra de Almijara, inside the Sierras de Tejeda, Almijara y Alhama Natural Park, and the north of the municipality is steep and cut by many ravines.
For interior work that means homes near the coast are generally straightforward to reach, while houses higher up or in Maro can have narrow lanes, steps and limited turning space for a truck. We look at the route from the front door to the nearest loading point during the survey, because it often decides the duration more than the work inside.
Strip out in Nerja apartments and holiday lets
When the apartment is a second home or a holiday rental, owners usually want the refurbishment done outside their own visits and away from the busiest months, so a strip out in Nerja is best booked well ahead around the letting calendar. Telling us early which weeks are free lets us line up the survey, the community's permission and your builder's start date without leaving the flat empty longer than necessary.
A typical job is a kitchen strip-out in Nerja together with the bathrooms, sometimes extended to a full interior demolition when the apartment is being redesigned. We agree dates with the community administrator, protect the shared areas and leave the flat clean for your builder.
Older houses: careful hand work
In older town houses we rely on hand demolition: lime plasters, tiled floors on mortar beds and timber or cane ceilings are removed piece by piece so that load-bearing walls and the neighbour's party wall are not disturbed. When old ceilings come down, beams and joists become visible; if any look damaged, we stop and let your técnico assess them before continuing.
Old houses also tend to have been altered several times, so a wall that looks like a simple partition may have been thickened, may carry a later floor or may hide an old flue. Opening a small test area first costs little time and avoids surprises.
Whether a wall can go is always your técnico's decision. In buildings under propiedad horizontal the community must also be informed before walls or structure are demolished.
Heritage and the town hall
Nerja has protected heritage – the Cave of Nerja has been a Bien de Interés Cultural in the archaeological-zone category since 2005. Most interior jobs in town are nowhere near it, but if a property lies within a protected setting or archaeological zone, demolition there still needs a licencia urbanística. For everything else, each ayuntamiento sets documents and deadlines in its own ordinance, so check with your técnico or Nerja town hall which procedure applies.
If a container must stand in the street, authorisation to occupy the public road is required. For whole-house demolition rather than interior work, our sister site covers demolition in Nerja.

Frequently asked questions
Can you strip out a holiday let in Nerja between bookings?
Yes, if the gap is long enough for the scope. We plan dates with you around the letting calendar and the community's rules.
Do you work in Maro?
Yes. Access there can be tighter, so we check loading points during the survey before giving a plan.
Is it harder to work on hillside properties?
It takes more planning: steps and narrow lanes mean hand carries and smaller loads, which affects the duration.
What if the ceiling hides old beams?
We expose them carefully and stop if they look damaged; your técnico decides whether they stay, are reinforced or replaced.
Does a property near the Cave of Nerja need special permission?
Demolition in a protected setting or archaeological zone needs a licencia urbanística. Ask your técnico to check your property's situation with the town hall.
Can you work without me travelling to Spain?
Yes. A key holder or agent can open the property, and we handle the job with photo updates in English.
Can you strip out an apartment in a high-rise block?
Yes. High-rise blocks are common on the coast; the main points are protecting the lift, agreeing hours with the community and planning how rubble reaches the street.
Can you remove a wall between two apartments to join them?
Joining two apartments affects the structure and the community's common elements, so it needs a técnico's design and the agreement of the owners' meeting first. We then carry out the demolition to that design.
Do you remove old fibre-cement pipes in the service shaft?
Not ourselves. Fibre-cement that may contain asbestos is removed by a RERA-registered company working as our subcontractor, under its own approved work plan.
How do you protect the rest of the building from dust?
The flat door is sealed, work areas are closed with sheeting, surfaces are dampened where possible and the landing is cleaned daily.
