In short
In Estepona we strip out apartments, villas and old-town houses before refurbishment, removing kitchens, bathrooms, partitions, ceilings and floors and taking the sorted rubble away. Old-town jobs are hand work because of the narrow streets; in the urbanizaciones the community's rules and access shape the plan. Owners abroad can manage the whole job with us in English.
Old-town houses: why a strip out in Estepona is often done by hand
Estepona's old town keeps narrow streets and small one-storey houses, most of them dating to the 18th and 19th centuries. Inside, the work is rarely just pulling out a kitchen: lime plasters, timber ceilings, old floor tiles laid on sand and walls of mixed masonry all react differently when they are opened up.
This is where hand demolition earns its place. Small electric breakers, bars and careful cutting let us take out what the project removes while the walls you keep, and the neighbour's party wall, stay sound. Rubble leaves in bags or barrows to a loading point, because a skip rarely fits outside.
Apartments and villas along the coast
The municipal area stretches along about 21 km of coastline, and most foreign-owned property sits in the developments strung along it – Atalaya-Isdabe, Cancelada, El Padrón, Bahía Dorada, El Paraíso, Valle Romano, Benavista, Costa Natura and others. Here a typical brief is a kitchen strip-out in Estepona plus the bathrooms, or a full interior demolition of a resale property before it is redesigned.
Behind the coast the land climbs towards Sierra Bermeja, which reaches 1,449 m at Los Reales. Villas on the slopes can have steep drives and stepped terraces; that affects where the container stands and how far material has to be carried, so we always look at access during the survey rather than quoting from photos alone.
Floors, ceilings and what lies underneath
Owners renovating in Estepona very often want new floors throughout. Removing floor coverings means deciding early whether the screed stays: lifting tiles only is quicker, but a new underfloor heating system or a level-threshold shower usually needs the bedding taken down too. False ceilings come out at the same stage, which is when old wiring, ducts and pipes become visible.
If fibre-cement pipes or panels turn up – they can appear in service shafts and older installations – work on them stops. Asbestos removal is carried out by a company registered in the RERA working as our subcontractor; we coordinate the rest of the strip-out around it.
Bars and shops around the port and the centre
Estepona has a working fishing port and a marina, and the streets between them and the old town are full of small bars, restaurants and shops. When one of these changes tenant, the previous fit-out has to go before the new one can be designed. A commercial strip-out there typically removes bar counters, cold rooms, tiled kitchen walls, extraction ducting, partitions and the suspended ceiling, leaving a shell the landlord or the new operator can work with.
Units of this kind often share walls and installations with flats above, so we agree working times with the community, keep the shutter closed during dusty tasks and load out at the quietest hour the street allows.
Running the job from abroad
For owners outside Spain we keep the process simple: you send photos and the address, we survey with whoever holds the keys, and you approve a written scope. You receive photo updates as rooms are cleared, and the sorted waste goes to an authorised facility with delivery receipts at the end.
Each ayuntamiento sets its documents and deadlines in its own ordinance, so check with your técnico or with Estepona town hall which procedure applies before dates are fixed. If a container or scaffold has to stand in the street, an authorisation to occupy the public road is needed. Frequently asked questions
Can you strip out a one-storey house in Estepona's old town?
Yes. We work by hand there, bagging rubble inside and carrying it to a loading point, and we protect the party walls you share with neighbours.
Do you work in Cancelada, Bel-Air and Valle Romano?
Yes, in all the coastal developments of the municipality and in villas on the slopes towards Sierra Bermeja.
Should the screed come up with the tiles?
It depends on the new floor. If you plan underfloor heating or level thresholds, the bedding usually has to go; your designer or builder should decide before we start.
What if the old town house has timber ceilings?
We remove or keep them as the project says. Timber that comes out is sorted separately from the mineral rubble.
Can you work in an apartment above a shop or restaurant?
Yes. We agree working times with the community and, where useful, with the business below to keep noise and dust to a minimum.
How do I see progress if I am not in Spain?
We send photos as each stage is completed, and you can write to us in English or Spanish whenever you need.
Do you provide the paperwork for the waste?
Yes, you receive the delivery receipts from the authorised waste manager for the waste taken from your property.
What does the town hall usually ask for?
It depends on the works and the municipality. In Málaga city a works declaración responsable comes with a project or technical report signed by a técnico competente, a technical certificate and photographs; elsewhere, check with the ayuntamiento or your técnico.
Can you strip out a property I have just bought?
Yes. Many buyers have the old interior removed before their builder prices the new one, so the quote is based on what is really behind the finishes.
Will my builder need to clean up after you?
No. The property is handed over swept, with all rubble removed and photographed, so your builder can start straight away.
