Strip out in Benalmádena: three centres, three ways of working
Benalmádena's population is concentrated in three centres – Benalmádena Pueblo, Arroyo de la Miel and Benalmádena Costa – and the municipality runs all the way up the Sierra de Mijas, including Mount Calamorro at 769 m. For a strip-out that spread matters more than it seems:
- Benalmádena Pueblo sits about 3 km inland at roughly 200 m altitude. Village houses and terraced homes on sloping streets mean short hand carries and small loads.
- Arroyo de la Miel is the busy residential and commercial heart, with flats over shops and tight parking.
- Benalmádena Costa, Torrequebrada and La Perla-Torremuelle are dominated by apartment buildings and gated complexes, where the community's rules set the pace.
Kitchen strip-out in Benalmádena apartments
In the coastal complexes, most requests are a kitchen strip-out in Benalmádena combined with the bathrooms, often in apartments that have kept their original fittings for decades. Everything from wall units to the tiles and their bedding is removed, and the walls are left ready for the new installations.
Owners who want a larger living area frequently ask us to remove the wall between kitchen and lounge. A técnico must confirm whether it carries load before we start; and because these buildings are under propiedad horizontal, the community has to be informed before walls or structure are demolished, while anything affecting common elements needs the owners' meeting to agree.
Skips and the public road
Benalmádena's fiscal ordinance OF-18 means the public road may not be occupied with skips or building materials without a permit. In a dense area such as Arroyo de la Miel that often makes a container impractical, so rubble is bagged inside and collected by a small vehicle in planned trips.
Where a container is the better option – for a full interior demolition of a large villa, for instance – the permit must be in place first. Your técnico or builder handles that formality; we adapt the schedule to the dates it covers.
Inside gated complexes along the Costa the question is different: the street may not be involved at all, but the community decides where a container can stand, how long it may stay and whether the lift can carry bagged rubble. We ask the administrator for those rules before confirming the plan.
Commercial units by the marina and in the town centre
Benalmádena is a highly urbanised municipality and has one of the largest marinas in Andalusia, so bars, restaurants and shops turn over regularly. Our commercial strip-out clears the old fit-out – counters, cold rooms, extraction, partitions, suspended ceilings and floor finishes – and returns the unit as a clean shell. We plan noisy work around the residents above and the neighbouring businesses.
Owners abroad: what to prepare
If you live outside Spain, send us room-by-room photos, any plans and the address; a key holder or agent can open the property for the survey. We return a written scope, and once your técnico confirms the procedure with the town hall – each ayuntamiento sets documents and deadlines in its own ordinance – we schedule the work and send photo updates. At the end you receive the waste delivery receipts.

Can I have a skip outside my flat in Arroyo de la Miel?
Only with a permit, because Benalmádena does not allow skips or materials on the public road without one. In tight streets bagged collection is often simpler.
Do you work in Torrequebrada and La Perla-Torremuelle complexes?
Yes. We follow each complex's rules on access, lift protection and working hours, agreed with the administrator.
Is a strip-out in Benalmádena Pueblo slower?
Usually a little, because sloping streets mean hand carries and smaller loads. We account for it in the plan before starting.
Can you remove a kitchen wall in a Benalmádena Costa apartment?
Yes, once your técnico has confirmed whether it is load-bearing and the community has been informed.
Do you clear restaurants near the marina?
Yes. We remove counters, kitchens, extraction and finishes after your installer has disconnected the services.
What do I get at the end of the job?

What if the old installations are still live?
Supplies must be isolated and capped by qualified installers before demolition. We do not work on live gas or electrical circuits.
Can you strip out an apartment in a high-rise block?
Yes. High-rise blocks are common on the coast; the main points are protecting the lift, agreeing hours with the community and planning how rubble reaches the street.
Can you remove a wall between two apartments to join them?
Joining two apartments affects the structure and the community's common elements, so it needs a técnico's design and the agreement of the owners' meeting first. We then carry out the demolition to that design.
Do you remove old fibre-cement pipes in the service shaft?
Not ourselves. Fibre-cement that may contain asbestos is removed by a RERA-registered company working as our subcontractor, under its own approved work plan.
