Interior demolition in Ronda's historic quarters and newer districts

Interior demolition in Ronda is shaped by the town's position and history: a mountain plateau split by a deep gorge, an old quarter protected as a Conjunto Histórico and newer districts where most apartments are found.

In short

We carry out interior demolition in Ronda – kitchen and bathroom strip-outs, wall and ceiling removal and full strip-outs of houses, apartments and commercial units – and remove the sorted rubble to an authorised facility. In the protected historic area, demolition needs a licence and, where applicable, heritage authorisation, so your técnico should confirm the procedure first. Owners abroad can follow the job in English.

Ronda's quarters and what they mean for a strip out

Ronda is the capital of the Serranía de Ronda and sits on a mountain plateau more than 700 m above sea level. El Tajo, a gorge over 100 m deep carved by the Guadalevín river, splits the town in two, and its old quarter, La Ciudad, sits alongside the San Francisco and El Mercadillo quarters.

A strip out in Ronda depends heavily on which side of the gorge and which street the property is in:

  • La Ciudad: historic houses, thick masonry walls, very restricted vehicle access and heritage protection.
  • San Francisco: older streets with attached houses where hand loading is the norm.
  • El Mercadillo and the newer districts: apartment buildings, shops and offices with more conventional access.

Heritage protection comes first

The extension of Ronda's Conjunto Histórico was declared a Bien de Interés Cultural by Decree 199/2001. In a protected historic area a demolition needs a licence and, where applicable, heritage authorisation; confirm it with the town hall before planning any dates. Whether a particular interior job counts as demolition for those purposes is for your técnico and the ayuntamiento to decide, which is why we ask for their confirmation before quoting dates in the old quarter.

We are the contractor: we work to your técnico's documentation and coordinate timing with them, but we do not file applications or obtain licences.

Hand demolition inside historic houses

Old houses in La Ciudad and San Francisco typically combine thick load-bearing walls, lime renders, timber or vaulted ceilings and tiled floors on deep mortar beds. Machinery has no place here; hand demolition with small breakers, chisels and bars lets us remove only what the project removes and protect the rest – original carpentry, stone thresholds or ironwork that the architect wants to keep.

Taking down ceilings and lifting floors in such houses often reveals beams, joists and earlier repairs. We stop at anything structural that looks doubtful and let your técnico decide before going further.

Apartments and shops in the newer districts

Outside the historic core, most jobs are a kitchen strip-out in Ronda apartments, often with the bathroom, or a full interior demolition before a redesign. In buildings under propiedad horizontal, the community must be informed before walls, structure or façade elements are demolished, and works affecting common elements need the owners' meeting to agree. Shops and bars along the commercial streets are stripped back to the shell when tenants change.

Logistics in a mountain town

Narrow and often pedestrianised streets in the historic areas make a skip at the door the exception. Rubble is bagged inside, carried to a permitted loading point and removed in small loads, and any container on the street needs authorisation to occupy the public road. Ronda is also some way inland from our Marbella office, so we group survey visits and plan working days carefully.

Since selective demolition became mandatory on 1 January 2024, non-hazardous rubble has to be sorted at least into wood, mineral fractions, metals, glass, plastic and plaster. In Ronda's old streets we do that sorting room by room inside the house, so each bag that leaves by hand already belongs to a single fraction and nothing needs re-handling at the loading point.

Owners abroad can send photos and the address, approve the scope in writing and follow progress by photo updates in English. For demolishing whole buildings in the town, see demolition in Ronda on our sister site.

Frequently asked questions

Can you strip out a house in La Ciudad?

Yes, by hand, once your técnico has confirmed with the town hall which licence and heritage authorisation apply to the property.

Can original features be kept during the strip-out?

Yes. Carpentry, ironwork, tiles or stone the architect wants to keep are removed carefully or protected in place before work starts.

Is a skip possible in Ronda's old streets?

Rarely. Rubble is usually bagged and carried to a loading point, and any container on the street needs authorisation for the public road.

Do you work in El Mercadillo apartments?

Yes. Apartment strip-outs there follow the same planning as on the coast: community rules, lift protection and bagged rubble.

What if a vault or old beam appears behind a ceiling?

We stop work in that area and your técnico decides how to proceed before anything else is removed.

Can you work in Ronda if I live abroad?

Yes. We arrange the survey with your key holder or architect and keep you updated in English throughout the job.

How do I keep track of the work from home?

We send photos at each stage by WhatsApp or e-mail, and report any hidden problem with a picture before deciding what to do.

Do you provide the paperwork for the waste?

Yes, you receive the delivery receipts from the authorised waste manager for the waste taken from your property.

What does the town hall usually ask for?

It depends on the works and the municipality. In Málaga city a works declaración responsable comes with a project or technical report signed by a técnico competente, a technical certificate and photographs; elsewhere, check with the ayuntamiento or your técnico.

Can you strip out a property I have just bought?

Yes. Many buyers have the old interior removed before their builder prices the new one, so the quote is based on what is really behind the finishes.
